How much does eicr cost?
A domestic EICR runs £150 to £300 depending on the number of circuits, and a one bedroom flat sits at the bottom of that range. Commercial reports are priced per distribution board and per circuit rather than per property.

Ask what the price covers if the report comes back unsatisfactory. Some inspectors include a re-issue after remedials and some charge a second visit for it, and the difference is around £80.
What moves the price
- Circuit count. A modern board with sixteen ways takes far longer than a six way board in a flat.
- Whether the installation is accessible. Boarded lofts, boxed in consumer units and furniture against sockets all add time.
- Age and condition. An installation with no circuit chart and no previous certificate has to be traced before it can be tested.
- Occupancy. An empty property between tenancies is quicker and cheaper than a working household.
- Travel and whether several properties in a portfolio are done on one visit.
- Whether minor remedials are corrected on the spot or quoted separately.

Questions about eicr
What is a C2, and do I have to fix it?
C2 means potentially dangerous: the fault is not live and reachable today but it could become so. It makes a report unsatisfactory, so in a rented property it has to be put right. In an owner occupied house nobody can compel the work, and it is still the list a surveyor will read.
Is an EICR the same as a PAT test?
No. An EICR covers the fixed wiring in the building. PAT testing covers plug in appliances. Scotland requires both in a private let; England, Wales and Northern Ireland require only the EICR.
